The Market Is Shifting Again — Here's What Realtors Need to Know

Canada's real estate market is sending a new signal: home sales have risen for four consecutive months, new listings are easing, and many markets are moving back toward balanced conditions.
For Realtors, that's worth paying attention to.
The market isn't suddenly booming again. But the latest numbers suggest agents should be careful about giving clients advice based on what the market looked like six months ago.

Canadian Home Sales Rise for the 4th Month

According to the Canadian Real Estate Association (CREA), national home sales increased 0.5% from June to July 2026, marking the fourth consecutive monthly increase.
New listings, meanwhile, declined 1.6% month-over-month, their third consecutive monthly decline.
The National Composite MLS® Home Price Index also edged up 0.1% from June to July — its first monthly increase since November 2024.

Ontario's Greater Golden Horseshoe Is Shifting

One of the most important details for GTA Realtors was buried beneath the national headline.
CREA reported that markets in Ontario's Greater Golden Horseshoe that had previously been buyer's or borderline buyer's markets have largely shifted back into balanced-market territory.

That's an important change

It doesn't mean bidding wars are suddenly back everywhere, and it doesn't mean prices are about to surge.
It means the relationship between supply and demand is becoming more balanced.

Prices Are Still Sending a Mixed Message

The national average home price in July was $674,819, up just 0.2% compared with July 2025.
At the same time, the National Composite MLS® HPI remained 3.3% below its level one year earlier.
So this isn't a simple “prices are going up again” story.
The bigger story is that supply and demand are moving closer to balance.

What Should Realtors Do?

Don't just forward market statistics to your database.

Explain what they mean.

  • Reconnect with buyers who stepped away from the market earlier this year
  • Talk to homeowners who have been waiting for conditions to improve before listing
  • Look at what's happening in the client's specific neighbourhood, property type, and price range — not just national statistics
